Projects - Surveying
For commercial or residential properties, we will investigate and assess the construction and condition of buildings and associated grounds, provding advice on any remedial measures and budget costings.
Party Wall Matters
In accordance with the Party Wall etc Act 1996, we will act in the following capacities:
> As adviser in the first instance for the building owner
> As Party Wall Surveyor out of a dispute between 2 owners
> In building projects, guiding the project team on the applicability of the Act
CDM-Coordination
In accordance with the requirements of the Construction (Design & Management) Regulations 2007, we will work closely with the project team to coordinate the health & safety aspects of the planning and design stages of a construction project, leading to the provision of a Health & Safety file on completion of works.
We are able to offer a no obligation refresher 'toolbox talk' to project team members on request.
DDA Auditing
We will carry out access audits, preparation of access plans and strategies, access audits and access statements, giving clients our best endeavours to meeting compliance with the requirements of the Disability Discrimination Act 1995.
Condition Surveys & Planned Maintenance
By undertaking condition surveys of property portfolios we can assist a client in ultimately using and maintaining data to not only carry out financial and work planning of premises, typical over a 5-10 year period, but also enable prioritisation of building deficiencies identified. Our system eliminates the need for future wholesale re-appraisals.
Dilapidations
We will assess landlord or tenant parties' obligations according to the lease, to determine whether or not obligations have been complied with and a breach of covenant exists. Typically, four key areas are reviewed: reinstatement, decorating and repairing obligations plus statutory compliance.
Expert Witness
In accordance with Civil Procedure Rules, we can carry out expert witness duties in building related defect matters, provdiing advice or reports for the court.
Development Monitoring
For funding institutes, we will work independently but closely with a bank to pro-actively advise of risks associated with a building development, to protect the funder's interests in the development as it progresses.
